There is a way to determine who is most likely to succeed in getting your home sold for the most money possible. The key is knowing what questions to ask.
  1. What is the list of services/benefits that you provide?
  2. Is there a written guarantee documenting my expectations?
  3. Are there partnerships with other companies involved in the selling/buying process that would help make the process easier or save me money?
  4. How much do you know about the market area that I want to buy/sell in?
  5. How can you reassure me that you will service my needs? (eg. Do you have written testimonials from prior clients, letters or recommendation, etc)?
  6. Do you specialize in any particular part of the market? eg. Luxury homes, first time buyers, relocation. And do you focus more on buyers or more on the selling market?
  7. How much time do you have for me? How many other customers and clients to you have?
  8. Do you work as a full time Salesperson? Questions for Buyers
  9. How will you keep me informed of new listings fitting my requirements?
  10. What financing alternatives, if any, do you or your firm offer to help determine what I can afford to buy?
  11. What costs are involved in the buying process? (eg. real estate fees, legal fees, closing costs, downpayment, etc.)?
  12. Do you have other professional contacts who can also assist me? Do you receive referral fees from other professionals? (Lawyers, Mortgage Lenders, Brokers, Inspectors, etc.....) Questions for Sellers
  13. How many homes have you sold in the past 12 months?
  14. What area do you specialize in? Can you show me a list of your recent sales in that area?
  15. Will you be promoting my home using the Internet?
  16. Do you have any suggestions or information on how to sell my house faster?
  17. How much is my home worth? How can you prove this is a fair price to list it?
  18. What types of marketing services will be offered?
  19. Can I get out of the listing contract if I am not pleased with your services? How?
  20. Do you work with another full time salesperson in a team effort to see that no details are overlooked?
  21. Do you have a method for finding buyers? Describe what you do each day to find a buyer for my home.
  22. Do you have your own personal computer with an organized database of potential buyers and sellers? HOW will you be contacting these people regarding my home?
  23. Do you have instant access to the Toronto Real Estate Board 24hrs a Day?
  24. How ill you keep me informed of your efforts to sell my home? What happens after it is sold?
  25. Will you produce a professional flyer with information about my home? How and to whom will it be distributed?
  26. How will you encourage other agents to show my property?
  27. Do you do open houses? What kind? How do you prepare for them to maximize their effectiveness?
  28. What can you tell me about Buyer Agency? How will it affect me?
  29. Do you personally spend money on advertising? Where and how often?
  30. How much of your business comes from referrals & past customers?
  31. Do you do anything to prepare a house for the market? What?
  32. Will you personally be present when contracts are presented to handle all the negotiations?
  33. Do you have reference letters that I may see now?
  34. What should my property be listed for? How did you arrive at that price?
  35. How will you assist me in my relocation plans?
